How the pre-purchase inspection & quote works
Most buyers come to me the same way: you've found a home, you've ordered a building and pest inspection, and the report has flagged a list of faults. Before you commit, you want to know what the carpentry repair bill will actually look like. I read your inspector's report, attend the property with you (or the agent), and scope every item line by line — rotten weatherboards, sagging bearers, termite damage, dodgy stair stringers, deck repairs, sub-floor work, the lot. You then receive an itemised written quote and/or hourly rate so you can negotiate the price or budget for the work with confidence.
- Review of your building & pest report
- On-site walk-through of every flagged carpentry item
- Identification of any extra issues the inspector missed
- Clear, itemised written quote and/or hourly rate
- Honest advice — is it a quick fix or a major job?
- Direct, owner-operated communication with Michael

Why use a carpenter — not just the inspector — for the quote
A building & pest inspector tells you what's wrong. They don't quote the repairs. As a working carpenter with 40+ years on the tools I can tell you exactly what it costs to fix — and whether the listed defects are a minor fix or a deal-breaker. That single conversation has saved many buyers tens of thousands at the negotiation table.
